Calculators and browser storage

Calculator math runs in your browser. Using the calculator alone does not submit a report questionnaire. We save your light/dark preference in local browser storage. The housing flow can keep an active report or payment reference in session storage so it can resume after navigation. Owner testing access uses a browser cookie.

Clearing browser storage removes those saved preferences and references, but does not cancel an already submitted report or payment. Hosting services receive technical information such as IP addresses and request metadata when pages and APIs are accessed.

Your connected plan

Your calculator budgets and assumptions are connected when you edit them. Shared monthly details contain the take-home income, expense names, amounts, categories and on/off choices you enter. They stay in this browser tab as you navigate. Download a plan file to keep a copy or continue on another device. Opening the file reads it locally; it is not uploaded to us.

Plan files are not encrypted and include your shared income and expense details, purchase-cash worksheets and optional savings-projection assumptions. Keep them private. Payment details, access codes, report tokens, report questionnaires and mortgage qualification inputs are excluded. Deleting browser data does not delete your downloads. Requesting a paid report separately submits the information described below.

Information you choose to provide

When you request a report, we receive your email address, budget limits, assumptions, selected scenario, and questionnaire answers. These may include financial details, locations, housing preferences, a current-home address or link, or a college academic and financial-aid profile. We use them to research, compare, deliver, and troubleshoot your requested report.

Typed locations may be sent to Photon/OpenStreetMap for suggestions before you submit a report. Manual entry is available. Optional information can be removed before submission. Do not enter card numbers, passwords, Social Security numbers, or wallet keys into questionnaire fields.

Services used to prepare your report

Cloudflare hosts the site and stores data needed to operate and resume searches. OpenAI receives information used for research, extraction, and comparison, including relevant questionnaire details and public listing or institution evidence. Housing research may include publicly available listing photographs for condition or feature analysis.

Search providers such as Serper or Brave receive relevant search queries, which can include a supplied current-home address. RentCast may receive location or property queries for listings and records. Public school, institution, government, and listing sources may be consulted. We do not send your report-delivery email to listing feeds as a search criterion.

Resend receives your email address and report or status message for delivery. Requesting a report does not subscribe you to marketing emails. Providers may also process technical information to secure and operate their services.

Provider privacy information: Cloudflare, OpenAI, Serper, Brave, RentCast, Photon, and Resend.

Payments

Stripe collects card details securely; we do not receive your full card number. We receive payment references and status. A housing report is $4 and a college report is $2. Card payments are authorized before research and captured after a qualifying PDF report is accepted for email delivery. Failed reports release the authorization. Your bank determines how long a pending hold remains visible. Beta-code reports do not create a payment.

Where Bitcoin checkout is offered, Strike processes an upfront invoice payment. This flow does not support the card authorization-and-release process. Under the terms shown at checkout, Bitcoin payment is final even if report generation fails; it is not automatically refunded. We receive invoice and payment confirmation information, not wallet keys. Read Stripe’s privacy policy and Strike’s privacy policy.

Retention, diagnostics, and support

Application report jobs are scheduled to expire 24 hours after submission. Until deletion, job storage may include submitted inputs, delivery addresses, retrieved evidence, payment references, and report files. Separate public-data caches can be retained longer for future research.

The site owner receives operational diagnostic emails and internal ranking files to investigate results and failures. These can contain report references, delivery information, recommendations, source links, checks, timings, and usage figures. Customer emails, diagnostic emails, support correspondence, and downloaded files remain in their respective mailboxes or storage until deleted; they are not removed by the job’s 24-hour expiry.

Payment, hosting, AI, and email providers have their own retention policies and obligations. A request to remove information from our systems does not automatically erase copies held by another provider or in your own mailbox. See OpenAI’s API data controls for its service-specific information.

Advertising and cookies

Advertising is not currently enabled in this version of the site. We are preparing to use Google AdSense. If enabled, Google and other advertising vendors may use cookies or similar technologies to select ads based on visits to this site and other websites. Google’s advertising cookies can allow Google and its partners to personalize the ads you see.

You can manage personalized advertising through Google My Ad Center and participating third-party choices at YourAdChoices. These choices do not necessarily remove all ads. Any future ad implementation will need appropriate notices and consent controls for the locations where it operates. Your acceptance of report processing is not consent to personalized advertising.

Your choices and questions

You can use the calculators without purchasing a report. Review and remove optional details before submission. Once a report is queued, generation can continue after you close the page. Contact the owner to ask about your information, request a correction or deletion, or report a privacy concern. We may need enough information to verify the request and locate the relevant records.

External sellers, schools, and linked websites apply their own privacy practices. We may update this notice as the service changes; the date above identifies this version.
